JCN Bolig’s specialist expertise and work with sustainability in construction have led to a contract with PensionDanmark for the development of researcher apartments in multi-storey apartment blocks in Kongens Lyngby, close to DTU, where JCN Bolig will act as the design-and-build contractor.

The researcher apartments are part of an ambitious and complex residential project developed to support the international research and academic environment around the Technical University of Denmark (DTU). The project includes a total of 189 units, consisting of student apartments and researcher apartments aimed at students and visiting researchers—often with families—who stay at the university for shorter or longer periods. In addition, approximately 1,000 m² of commercial space will be constructed for functions such as a café and offices, as well as an underground parking facility.

The architecture behind the new development represents a new approach to modern study and research environments, where functionality, community, and aesthetics go hand in hand. The project will be built using inner wall elements and façades made of steel cassette systems, with a strong emphasis on creating a seamless transition between private residential units and large shared areas designed to foster networking, collaboration, and knowledge sharing across research disciplines.

As the design-and-build contractor, JCN Bolig brings its specialist competencies and strong partners into a project where the façades play a central role in the architectural expression. With rounded corners, screen bricks, and steel panels in red tones, a distinctive identity is created, giving the development character and recognizability. In the courtyard, elevated access walkways not only provide entry to the apartments but also create social spaces where residents can meet and interact in everyday life.

Responsibility is a key focus in the collaboration between PensionDanmark and JCN Bolig. The project will be certified according to DGNB Gold and the Nordic Swan Ecolabel and complies with the requirements of the EU Taxonomy. The overall CO₂ footprint is calculated at 6.8 kg CO₂ equivalents per m² per year, achieved in part through an optimized structure combining concrete slabs and partition walls with lightweight steel cassette systems.

The project has been developed in collaboration with the architectural firm Vandkunsten, which prepared the initial design proposal and contributed to the local planning process, while Luplau & Poulsen is responsible for the detailed design phase. Sweco serves as the engineering consultant, and DMR has played a central role in managing soil contamination and environmental conditions.

Architecturally, the development is designed as a perimeter block of up to five storeys, stepping down toward the surroundings. The façades vary with balconies, bay windows, and setbacks, and the courtyard is arranged as a safe, green living space with shared rooftop terraces and strong connections between the apartments.

The project is a complex and ambitious development that highlights JCN Bolig’s position as a strong partner in residential projects where sustainability is a core element. With its attractive location close to DTU, it contributes modern apartments in multi-storey apartment blocks to an international knowledge environment while supporting PensionDanmark’s long-term investment in responsible and future-proof residential construction.
