Large-Scale New Vejle Project Underway for Developer NPV and Akademikerpension
After more than 10 years of groundwork, the joint venture duo consisting of NPV and Akademikerpension is now undertaking 84,000 square meters of construction in collaboration with turnkey contractor JCN Bolig on the Gammelhavn project in Vejle.
The agreement marks the preliminary culmination of a multi-year development process, during which NPV, in cooperation with the Municipality of Vejle, has developed plans to transform a centrally located area—formerly home to a postal terminal, bus terminal, and freight yard—into a new green urban district.
Gammelhavn is an urban development project with a primary focus on creating modern housing that connects seamlessly with the existing parts of downtown Vejle. The residences come in varying sizes, ensuring a diverse mix of residents. Great emphasis has been placed on choice of materials and layout to make the homes as future-proof as possible.
The first phase includes three residential blocks covering a total area of 16,000 square meters, comprising 63 owner-occupied apartments, 100 rental units, and 5 commercial leases. This phase also involves the creation of part of Gammelhavn’s new public city park—4,000 square meters of the park’s total 9,000 square meters—framed by the three residential blocks. In addition, 360 micro-living (student housing) units spanning 11,500 square meters are included.
Beyond the 46,500 square meters of housing—35,000 sqm for family and student accommodation—the Gammelhavn project also comprises:
4,200 sqm for a grocery store
2,000 sqm for specialty retail
1,700 sqm for cafés, restaurants, showrooms, and service trades
8,700 sqm of office space (The Hub)
21,000 sqm parking facility with 700 parking spaces
An attractive green urban park will also be established. Gammelhavn will be connected to the existing city center through the extension of Vejle’s shopping street, Sønderbrogade.
The residences are built using high-quality materials with brick facades that harmonize with the rest of the city. The development follows a courtyard layout, with green inner courtyards serving as recreational areas with planting and spaces for social interaction. Parts of the buildings will feature ground floors with increased ceiling height, intended for small businesses such as cafés, shops, and similar enterprises.
NPV has chosen to have the entire Gammelhavn project certified to the DGNB Gold standard, thereby contributing to Vejle’s environmental goals and creating a brand-new, holistic district with a strong focus on environmentally and socially responsible choices—from groundbreaking to key handover. This applies not only to the buildings themselves but also to the large inner garden, which consists of three themed green spaces in one.
Architect for phase one is Sweco Architects, with Viborg Ingeniørerne as technical advisor. Phase two—which includes the office building, grocery store, parking facility, and micro-living units—is designed by Henning Larsen Architects, with Rambøll as technical consultant.
