New Major Project in Copenhagen with EU Taxonomy Compliance and Stricter CO₂ Requirements
28 April 2025
Nrep continues its collaboration with JCN Bolig on a Nordic Living development project in the August Schade Quarter. The project consists of 332 youth housing units to be built along Amagerfælledvej, close to the center of Copenhagen.
This is yet another residential project that Nrep and JCN Bolig are launching together, based on a sustainability-driven approach. As with previous projects, August Schade will be certified with DGNB Gold, but for this project, Nrep has also defined even stricter requirements for Life Cycle Assessment (LCA) and low CO₂ emissions, in addition to full compliance with the EU Taxonomy.
It is incredibly exciting to combine these three sustainability criteria in a single development. Naturally, this imposes demands on the project's design, planning, and finances, which is why JCN Bolig has been engaged in close dialogue with the project’s advisors. With JCN Bolig’s sustainability team, in-house LCA specialist, and collaboration with both advisors and the client Nrep, challenges have been identified and the best solutions have been agreed upon and implemented.
JCN Bolig and Nrep have previously collaborated on projects such as Umeus youth housing in Copenhagen's Nordhavn, Made In Aarhus in Lisbjerg, and Risskovbrynet in Aarhus — all of which have been DGNB Gold-certified.
Throughout the development process, JCN Bolig and Nrep have worked together in an open and trust-based collaboration, including open-book calculations. This transparency has made it easier to develop joint solutions regarding optimizations, budgeting, and design.
Open finances and transparent calculations make JCN Bolig a trustworthy partner. Transparency, willingness to explore new solutions, and of course financial robustness were among the first things Nrep ensured, as they are essential for developing and executing such a complex project under strict sustainability requirements. Trust and openness have been vital for the client — and they are core values in the way JCN Bolig prefers to work.
Karen Andersen, Head of Sustainability at JCN Bolig, states:
“We are pleased to be building a project that meets the EU Taxonomy’s criteria for such a major developer on the Danish real estate market as Nrep. Construction projects that comply with the EU Taxonomy framework are still relatively new both in Denmark and across Europe, so we are proud to take on this new project and to meet the sustainability certification requirements. We already have several similar projects underway and are well on our way to building up experience and procedures for managing the EU Taxonomy’s project requirements.”
Jesper Kyhl Gudmann, Director of Project Development at Nrep, adds:
“For Nrep, it is essential to work with contractors who have both the willingness and the competence to engage in open and trust-based development collaborations. In JCN Bolig, we see a partner who can and will support us in developing better and more sustainable buildings.”
Lars Panduro Adamsen, Sales and Development Director at JCN Bolig, states:
“We are proud to continue our collaboration with Nrep, a major player in the Danish real estate market. We have a close and open dialogue at multiple levels, which is crucial from the first sketches to the final completion of the project.”
The August Schade project encompasses a total of 15,000 m². It includes 89 public youth housing units, 243 private student apartments, 1,200 m² of retail space, and various communal areas. Additionally, there will be 2,630 m² of basement space for parking, storage, and technical facilities. The project is designed by Effekt Architects, with engineering work carried out by Artelia.
